I had an 80/20 mortgage and my second mortgage had a balloon that was due March 1st of 2017, with no equity in my home. We are purchasing a new home in Delaware. My experience with Integrated Financial Solutions, LLC (IFS) has been completely favorable. They are professional and proactive. The majority of my income comes from contract work as an international contracts legal consultant. The builder’s preferred mortgage lender was inflexible and unable to cope with the fact that I was not on a corporate salary with attendant W-2s etc. IFS understood the issue and, after I provided the requested documents, they immediately found a mortgage lender who was willing to provide pre-approved loan commitment. We also have a beach vacation property which we will refinance in the near future. We will, of course, have IFS handle that transaction as well.

Lost track but I can say without any reservation of all the houses we've bought over the years, you and the team, especially Dave, have done nothing short of amazing things. It has been my honor to know Jennifer Williams and to work with Integrated Financials over nearly two years. My first experience in working with Integrated was on the purchase of my home in Annapolis, MD. Jennifer and her staff were absolutely amazing in their breadth of knowledge relative to the different loan products on the market, as well as their genuine caring for me, as a client.

In my instance, Jennifer had some unusual circumstances surrounding my purchase. Not only had I had some credit issues in my past, but by the time the upgrades on my home were completed, there was an issue with the purchase price, based on the initial appraisal. Jennifer was able to find a lender and interest rate that was the lowest available at that time, and worked through three separate appraisal processes. Jennifer found the appraisers; she stayed in constant touch with them and got me to settlement at the interest rate she had promised on the date she promised.

In order to keep my payment down to a manageable size, she suggested breaking the loan into two separate loans, one of which was a 3 year ARM, which she advised could be moved to a fixed loan at the end of the one year prepayment penalty. During the year between the settlement and the date of my refinance to roll the ARM into a fixed loan, I investigated other loan packages from other lenders’ promises for low rates, even calling Jennifer to seek her advice. During that same time, Jennifer was also offering options and advising me on what was available and the steps I needed to take. The new refinancing package from Integrated was several whole percentage points below all of the other lenders with whom I had spoken.

Jennifer and
her staff were always available, always happy to answer my many, many questions, and always had a sense of humor, even as the lenders would ask for yet another document, or would offer yet another restriction, the Integrated team resolved whatever was thrown their way. They were my best cheerleaders!

In all of my experience over the years with purchasing and selling homes, I have never dealt with a more knowledgeable lending team and have never been treated with more respect or caring. Integrated made me feel more like “family,” and not just another fee. Oooh, I'm the first to leave a review!! Let me preface this review by saying if I could give 10 stars to Integrated Financial Solutions, I would. I was referred to Jennifer Williams-Levy by a close friend as I was interested in purchasing my first home. Jennifer and Michele have been nothing short of AAAAA-MAZZZZ-INGGGG!! Jen and Michele are super professional, quick, and available. I decided to go with my realtor's title company when Jen pointed out that their fees were approximately $300 more than then title company she uses. Because of her keen attention to detail, I was able to get $300 credited during closing or one year home warranty...I took the cash. It's obvious Jen cares about you as a consumer, is passionate about her work and knows her stuff. Even during the holidays, she was running my numbers and sending pre-qualification letters. I am EXTREMELY confident in Jen and her team's ability to keep my best interest as their top priority. Their level of attention and the relationship built further emphasizes this.

During my home buying process, I felt like Jen and Michele were my biggest advocates, my own personal support team and genuine caring friends. Considering so much personal information is shared during the home buying process, they're much closer than friends, they're basically family. Jen and Michele had no hesitation in explaining the home buying and loan process and were extremely patient, compassionate and understanding.
